Attic Insulation Cost in Toronto & the GTA
What attic insulation typically costs in the GTA, what moves the number up or down, and what our own quote includes. These are market ranges for orientation — your price comes from the inspection, not from this page.
The ranges on this page are market ranges for the Greater Toronto Area, collected for orientation. They are not a quote, they are not our price list, and they can be out of date. Your price comes from an on-site inspection and is given to you in writing before anything starts.

What moves the number
Removal of existing material
Vacuuming out old, wet or contaminated insulation adds roughly $0.80 – $1.50 per sq ft.
Attic access
Low-pitch roofs, knee walls and hatch-only access add labour, commonly 10 – 20%.
Pot lights and hatch
Sealing and boxing 10 – 15 pot lights plus the attic hatch is often $150 – $400.
Pre-1985 homes
Asbestos testing of existing material may be required, commonly $200 – $500; abatement is separate.
Job size
Small attics can hit a minimum charge; large areas usually earn a lower rate per square foot.

Timing affects the price
Across the GTA, insulation work has been reported as cheapest from late March through May and from mid-September through October, when demand drops. January and February have been reported as the most expensive months, running 15 – 25% above the annual average because of emergency calls. If your project can wait for a shoulder season, it is worth asking.

Why can't you price it over the phone?
Because depth, access and the condition of what is already there change the number more than square footage does. A phone price is a guess that gets revised on site.
Is a top-up cheaper than removal?
Almost always — and often just as effective. Removal is for material that is wet, contaminated or pest-damaged.
Does the price include documentation?
Yes. Depths, materials and coverage are recorded on every job, whether or not you claim a rebate.
