Basement Insulation Cost in Toronto & the GTA
Basements are priced by what you are insulating — rim joists alone, foundation walls, or the whole envelope. Indicative market ranges below; moisture conditions can change the approach entirely.
The ranges on this page are market ranges for the Greater Toronto Area, collected for orientation. They are not a quote, they are not our price list, and they can be out of date. Your price comes from an on-site inspection and is given to you in writing before anything starts.

What moves the number
Moisture conditions
A damp wall has to be addressed first. Insulating over one causes more problems than it solves.
Already finished basements
Reaching the wall behind existing framing and drywall is limited, and we will say so plainly.
Foundation type
Stone and block walls behave differently from poured concrete and are priced accordingly.
Walkouts and steps
Every foundation step and walkout is another junction that has to be sealed.
Cold cellars
Deliberately unheated spaces need to be isolated from the rest, not insulated the same way.

Timing affects the price
Across the GTA, insulation work has been reported as cheapest from late March through May and from mid-September through October, when demand drops. January and February have been reported as the most expensive months, running 15 – 25% above the annual average because of emergency calls. If your project can wait for a shoulder season, it is worth asking.

Should I start with the basement or the attic?
Usually the attic, then the basement rim joists. We will give you the order that returns the most for the least.
Can you insulate a finished basement?
Sometimes, but access is limited. We tell you honestly what is reachable without opening the walls.
Will insulating cause moisture problems?
Not when the assembly is right. Getting it wrong — vapour trapped against cold concrete — is exactly what does.
