Spray Foam Insulation Cost in Toronto & the GTA
Open-cell and closed-cell foam are priced differently and suit different assemblies. Here are the market ranges, what drives them, and why the right answer depends on the space rather than the price list.
The ranges on this page are market ranges for the Greater Toronto Area, collected for orientation. They are not a quote, they are not our price list, and they can be out of date. Your price comes from an on-site inspection and is given to you in writing before anything starts.

What moves the number
Thickness required
Foam is priced by volume, so an R-value target translates directly into cost.
Surface preparation
Foam needs a clean substrate; existing batts or blown material usually come out first.
Access and masking
Tight crawl spaces, cathedral ceilings and occupied rooms add protection time.
Minimum charges
Small applications commonly carry a minimum in the $1,500 – $2,000 range.
Fire protection requirements
Some assemblies require a thermal barrier over the foam, priced separately.

Timing affects the price
Across the GTA, insulation work has been reported as cheapest from late March through May and from mid-September through October, when demand drops. January and February have been reported as the most expensive months, running 15 – 25% above the annual average because of emergency calls. If your project can wait for a shoulder season, it is worth asking.

Is foam worth two to three times the cost of blown insulation?
In an open attic, usually not. In rim joists, crawl spaces, knee walls and cathedral ceilings, it does something batts cannot — it seals.
Open-cell or closed-cell?
It depends on the assembly, the depth available and moisture exposure. We recommend one after seeing the space, never before.
Can it go over existing insulation?
Generally no. Foam has to bond to a clean surface, so old material comes out first — which is part of the quote.
